THREE MONTHS & ONE PERFECT FIT.
Case Study: Helping a First Home Buyer Find Her Place.
The Situation
Emma was a first home buyer with pre-approval for a loan of $520,000 and a deposit that brought her total budget to around $550,000. She worked full-time in the city and had spent months scrolling listings on her own, feeling overwhelmed by how far her budget seemed to stretch — or not stretch — across Melbourne's inner north.
She came to us wanting to understand realistically what $550,000 could get her, and where.
Understanding the Goal.
We started where we always do — with a discovery call to understand what Emma actually needed, not just what she could afford. She was drawn to the inner north, with Preston and Northcote both on her radar for their lifestyle. Cafés, community feel, easy weekends. But the non-negotiable underneath all of it was her commute: she worked in the city, and a straightforward train line into the CBD mattered more to her day-to-day life than almost anything else on her wish list.
We also talked through her must-haves versus her flexibles. A second bedroom or dedicated space for a home office was a nice-to-have, not essential. Outdoor space mattered, but didn't need to be large. What she wasn't willing to compromise on was liveability — somewhere she'd actually enjoy coming home to, not just a box that ticked the budget.
The Search
Preston and Northcote, as it turned out, were both stretching Emma's budget further than was comfortable for a first purchase. Competition was strong and her $550,000 wasn't landing her the standard she wanted in either suburb. So we widened the search to Thornbury, a suburb that delivered the same inner-north lifestyle and train access, at a price point that gave her far more breathing room.
Working our network of agents and drawing on our own active knowledge of what was coming to market — including a couple of opportunities before they were widely advertised — we assessed a run of units against Emma's actual criteria, not just what was listed as "renovated" or "modern."
The Outcome
Within three months, we found Emma a unit in Thornbury that hit every mark: walking distance to the tram for an easy commute into the city, close to the cafés and lifestyle she'd been drawn to in Preston and Northcote, and well within her approved budget — with room left over as a buffer rather than stretched to the limit.
She settled comfortably, without the stress of overextending financially, and with a genuine understanding of why that property was the right one for how she lives.
Why It Mattered
This is what we mean when we say the work starts with your goals, not ours. Emma didn't need the "best" suburb on paper — she needed the suburb, and the specific home, that matched her budget, her commute and her lifestyle. Getting that right in three months came down to knowing the market, having the right relationships, and never losing sight of what she actually asked for.
