buyers advocacy
We understand that purchasing property is rarely a simple financial decision. It involves weighing risk, future plans and significant commitment, and the consequences only become clear after settlement.
Our guidance is based on direct experience purchasing property. We have acquired over 100 residential properties, both for renovation and resale as well as long-term owner-occupier use. Having operated on both sides of the transaction, we understand the decisions buyers face and the practical implications once ownership begins.
There is more to consider than the property alone future plans, renovation potential and the likely cost to achieve the intended outcome all influence whether a purchase is appropriate.
We assess properties in practical terms, considering how they will actually be lived in, altered and funded after settlement, not just how they present during an inspection.
Through established relationships within the property industry, we are regularly exposed to opportunities not publicly advertised and can assist clients in accessing and assessing off-market properties where suitable.
THE PURCHASING PROCESS
-
Before looking at individual properties, we first establish clear criteria.
We work with you to determine what the property needs to achieve — whether that is a future renovation project, development potential or a long-term home. This includes discussing location, layout flexibility, renovation suitability, likely costs and how far the property should be taken.
By defining these goals early, the search becomes focused and avoids pursuing properties that appear appealing but do not suit the intended outcome.
-
When suitable properties are identified, we assist in reviewing them in practical terms.
We consider renovation potential, structural limitations, risks and the level of work required after purchase. This allows you to understand the total commitment involved rather than only the purchase price.
We also assist in negotiations and communication with selling agents and can represent you throughout the acquisition process so decisions are made confidently and strategically.
-
Our involvement does not necessarily end at settlement.
Where required, we can assist in defining renovation scope, introducing suitable designers and builders and preparing the project so the original intention for the property is carried through.
This ensures the property you secure is positioned to achieve the outcome you purchased it for.
