For many Australians, their home is their largest financial asset. Selling a property therefore involves more than selecting an agent and setting a price. Decisions around preparation, presentation and timing can significantly influence the final outcome.

Our role is to represent the owner throughout the sale process, assisting in shortlisting and selecting the appropriate agent, advising on price expectations, identifying what should and should not be done prior to sale, and guiding staging and presentation choices. We also review campaign feedback, vet communication following open homes and assist during negotiation.

The aim is to ensure the property is positioned correctly before it goes to market and that the campaign proceeds smoothly, avoiding unnecessary stress or costly mistakes along the way.

OUR PROCESS

  • We begin by reviewing the property and determining the most appropriate sale approach.

    This includes advising whether works are worthwhile, what level of improvement is appropriate and how far preparation should be taken. In some cases minor presentation is sufficient, while in others targeted renovation can materially improve the result.

    We also assist in selecting the selling agent and establishing a clear strategy before the campaign begins.

  • Once the property is on the market, we remain involved on your behalf.

    We liaise with the selling agent, review buyer feedback and help you interpret offers and price guidance. Our role is to ensure decisions are based on informed judgement rather than pressure during the campaign.

    We provide an independent perspective so you understand the true position of the property in the market.

  • As the campaign progresses, we assist in evaluating offers and determining the appropriate response.

    We remain involved through to auction day, acting as an independent point of contact between you and the selling agent. We review feedback, discuss buyer interest and help you understand the true position of the campaign so decisions are made with confidence rather than pressure.

    Our role is to guide you through negotiations, conditions and timing, and to provide clear advice throughout the final stages of the sale process until a satisfactory outcome is achieved.
